From the moment you list your home with Group Marin, your agent will walk you through the selling process and coordinate every detail of your sale. We are there for you from, marketing and promoting your property, to coordinating open houses and providing continuous feedback on results through close of escrow. Your property will be marketed to reach a substantial number of qualified buyers. This creates enthusiasm and buyer interest that will help your property to sell at the highest possible price in the shortest amount of time.

PRELIMINARY CONSULTATION
Your Group Marin real estate agent will meet with you for an initial consultation to (1) review your overall selling objectives and criteria (2) present our approach which will help you optimally sell your property (3) make recommendations for staging and promoting your property (4) address any additional issues and questions regarding the sale of your property that you may have.

PROPERTY VALUATION
Group Marin does a Comparative Market Analysis (CMA) for our clients. This analysis provides you with the accurate data comparing your property to similar properties in the community. The CMA is not an appraisal. It is a competitive assessment of what your property could potentially sell for in today’s local marketplace. An appraisal must be performed by a licensed appraiser.

PREPARING AND STAGING YOUR HOME
Group Marin will provide professional consultation on how to best showcase your property for sale, including recommendations on appropriate modifications and staging that can often enhance appeal for today's buyer. The goal of staging is to maximize the appeal of your property to the general public. Staging can enhance the sales potential by freshening things up, rearranging, depersonalizing, de-cluttering and improving the overall appeal of the property, which accentuates the most attractive features creating a great first and lasting impression.  

PROMOTING AND ADVERTISING YOUR HOME
Selling your property means the careful orchestration of advertising, marketing and public relations. Our goal is to reach precisely the right target audience through tri-channel marketing.

Open Houses
We provide a catered Broker Open Houses to which the brokerage community is invited. We also recommend hosting several Buyer Open Houses. Your Group Marin agent will coordinate, oversee and manage the entire open house process.

Coordination of Showings
All appointments will be scheduled at your convenience.

Progress Reports
Your Group Marin agent will keep in constant contact concerning the sale of your home.

OFFER, NEGOTIATION AND ACCEPTANCE
Once a client has identified their property of interest an offer will be written. This typically takes place in a process called offer and acceptance. The buyer making the offer must communicate their terms to the seller. A standard, well-detailed form is used to establish clearly the intent of the buyer/seller. Once and offer is made, the seller can accept or refuse the offer. If the seller chooses to reject the offer, the seller can make a change in the terms as a condition of acceptance, resulting in a counteroffer to the buyer. Group Marin has excellent matchmaking skills to help guide our clients to negotiate and respond productively to achieve a meeting of the minds and mutual acceptance of any revised terms.

ESCROW, INSPECTIONS & APPRAISALS
Once the offer is accepted your agent will open Escrow with a Title Company. Group Marin works closely with the seller to provide all necessary disclosures, deliver and explain the escrow instructions, ensure that the parties deliver the required documents and funds to escrow, and overall provide any assistance the seller may request or require. Our agents make every effort to ensure that the parties fulfill their obligations and are fully informed of the progress of the transaction. The buyer’s agent works with the buyer to make all escrow arrangements, inspections, and appraisals necessary on the buyer’s part to remove all contingencies.

CLOSE OF ESCROW
Group Marin works closely with the seller to make sure all conditions to the sale have been met and the escrow officer can close the transaction by transferring the relevant documents and funds. At close of escrow, the escrow officer provides each party with a settlement statement that itemizes all receipts and disbursements.
