PRELIMINARY CONSULTATION
Your Group Marin real estate agent will meet with you for an initial consultation to (1) review your overall buying objective and criteria (2) present our approach and the time-line we use to help you thought the entire buying process (3) identify internal and external resources Group Marin has at its disposal and (4) address any additional concerns, preferences or questions.

RESEARCH COMMUNITIES AND PROPERTY INVENTORY
Your choice of a property is much more that the lot, floor plan and location. We consider your priorities, refine your criteria, and research the communities and their property inventories to develop an approach that effectively supports a successful search according to your purchase needs.

LOAN PRE-QUALIFICATION
It is beneficial to a Buyer to be pre-qualified. Group Marin will recommend a credible mortgage broker or one of your choosing to work with throughout the pre-qualification process. Based on the qualifying information, a lender will provide a pre-qualification letter which confirms your borrowing power.

BUYER/SELLER MATCHING MAKING PROCESS
With your priorities and criteria clearly defined, we keep you updated in real time via email all of the available properties that match your requirement with detailed information and photographs. Group Marin will be happy to preview the listings and if suitable we will make arrangements for you to tour the properties.

OFFER NEGOTIATION AND ACCEPTANCE
Group Marin evaluates on a best-effort basis, those property attributes and seller issues, pricing considerations, timing factors, etc. that will help guide our clients to make a realistic offer. Our negotiating strengths encourage offer acceptance and satisfactory closing schedule for both parties.

ESCROW, INSPECTIONS AND APPRASIAL
Group Marin makes all the necessary escrow arrangements, inspections and appraisals to ensure that all contingencies are removed, all documentation is in place and a ‘walk-through’ is conducted to meet the final closing and deadline.
